Do you really need to Stage your empty house?

Did you realize that a buyer stays in a vacant house an average of 5 minutes, but lingers in a furnished home an average of 40 minutes? Simply put, empty rooms do not evoke warmth and invite potential buyers to linger. If a buyer does not walk in and look in every room, it is not likely they are going to purchase that property. Statistics show that 9 out of 10 people cannot visualize the potential of a vacant house.

Buyers not only look at a house with their eyes, but also with their heart. At the end of the day, the home that they remember the most will be the one that presented itself as warm, inviting, and triggered an emotional connection with them. The investment for Staging can run anywhere from $1500 to several thousand dollars for higher end homes. This can lead to sticker shock for some. However, take a moment to do the math. National Association of Realtors reported on average, staged homes sell 88 percent faster and for 20 percent more than non-staged home.

When a seller figures what their holding costs will be-including monthly mortgage, utilities, insurance, taxes, yard maintenance, etc. along with the typical price reduction that will come after a couple of months on the market because the home lacks buyer appeal, the Staging investment can actually be calculated as a HUGE savings.

So, "To Stage or Not to Stage?" The 'price' of leaving a home vacant can be a lower selling price and a longer time on the market. You must ask yourself if this is a price you can afford to pay?
